An Alexandria address can mean two different places. Old Town, Del Ray, Rosemont and the West End are the City of Alexandria. Groveton, Belleview, Fort Hunt, Franconia and Kingstowne carry an Alexandria address but sit in Fairfax County. We work in both, and we check which one you are in before we quote, because the rules are different.

South of the Beltway, Route 1 brings us straight up from Woodbridge, so Kingstowne, Franconia and the Mount Vernon side are some of our quickest calls. Inside the city, Del Ray's bungalows and Foursquares went up mostly before 1941, and many have low-slope porch roofs and dormers where leaks start.

Replacing a roof in Old Town or Parker-Gray

In the Parker-Gray historic district, new or replacement roofing you can see from the street needs a review by city staff before work starts. Flat and low-slope roofs are not reviewed by the Board, and gutters and downspouts need no review at all. Old and Historic Alexandria has its own Board of Architectural Review guidelines.

What the Board wants matters for your estimate. Its Parker-Gray guidelines recommend architectural shingles in weathered wood or slate blend colors on later buildings, and discourage swapping original material like slate or standing seam metal for something modern. We price the roof the Board will approve, not one you would have to tear off. If you are not sure whether your house is in a district, call the city's BAR staff at 703-746-3833 or ask us to check.

Our most recent Old Town job was on Duke Street: we replaced the roof, rebuilt the roof beams underneath, and installed a full TPO flat roof system. We've done several other replacements and repairs around Old Town. Ricardo quotes, checks and signs off on every one.

What changes the cost of a roof in Alexandria

  • Material. Architectural shingles cost least. Standing seam metal and slate, which the historic districts often ask for, cost more.
  • Decking. Older Del Ray and Old Town roofs often hide rotted boards. Up to five sheets of replacement decking are included in our estimate, and you see anything beyond that before we touch it.
  • Access. Rowhouses with no side yard and steep mansards take more setup time.
  • Permits. A full replacement needs a building permit, and historic district homes add a staff review step.

Alexandria roofing questions

If your house is in a historic district and the roof is visible from the street, usually yes. In Parker-Gray, visible replacement roofing goes through city staff review, while flat and low-slope roofs are not reviewed by the Board. We check your address and build the estimate around what the city will approve. We've replaced and repaired roofs in Old Town, including a full flat roof on Duke Street.

Yes. Groveton, Franconia, Kingstowne and the Mount Vernon side have Alexandria addresses but are in Fairfax County, so the county issues the permit and the city's historic district rules do not apply. We confirm which side of the line you are on when we inspect.

For repairs we match what is on the house. For a full replacement in a historic district, the Board discourages replacing original slate or metal with a modern material, so we price the like-for-like option first and tell you what the alternatives cost.

Call or text (703) 677-1976. Most inspections are scheduled within 24 to 48 hours. Kingstowne is about 25 minutes from our base in Woodbridge. We come up Route 1 from Woodbridge, so Kingstowne, Franconia and the Mount Vernon side are usually the quickest to schedule.

Yes. We inspect the roof, photograph the damage, write the estimate and help you through the claim with your insurer.
