Fairfax Station has about 4,200 homes spread over 9 square miles of Fairfax County, so most houses here sit on big lots, many under tall oaks and pines. Big trees mean more leaves in the gutters, more shade on the roof and more limbs over it, and those are where we see problems start.

Route 123 runs from Woodbridge straight up through Fairfax Station, so we are on the Ox Road side of the county all the time. We inspect, photograph what we find, and give you a written estimate before anything comes off the roof.

Permits and HOA rules for a new roof in Fairfax Station

Fairfax County does not require a building permit to replace roof shingles. It does once the job turns into a roof repair, and once the plywood decking being replaced reaches 256 square feet, about nine sheets. If the deck under your shingles is worse than it looks, we tell you before the work starts and we pull the permit ourselves.

Your HOA may have its own rules. Pohick Station's, for example, lets owners replace a roof with cedar shake or architectural shingles without filing an application, as long as the shingles are a dark earth tone like grey, brown or black and the flashing matches. Any other material needs the committee's approval first. Send us your HOA's guidelines and we will quote a roof that passes them.

Cedar shake, or something that looks like it

Some Fairfax Station homes still wear cedar shake. Wood roofs have an estimated life of about 25 years (InterNACHI), and when one is done, you have three choices: new cedar, architectural shingles, or a synthetic shake. We are a certified Brava installer. Brava synthetic shake looks like cedar, carries a 50-year limited warranty, and does not need the upkeep wood does.

Check your HOA first. Under rules like Pohick Station's, a synthetic shake counts as "any other roofing material" and needs approval, while cedar and architectural shingles do not. We give every homeowner Brava samples and product literature, so you have what your committee asks for.

Old skylight on bare roof decking with water stains below it, before replacement
Before: water damage around the old skylight
Finished architectural shingle roof with a new VELUX skylight on a wooded lot
After: new roof and VELUX solar-powered venting skylights

A recent Fairfax Station job, on a wooded lot like many here: we tore the roof down to the deck, found water damage around the old skylights, replaced the rotted plywood, and finished it in architectural shingles. We also put in new VELUX solar-powered venting skylights with solar blinds. Ricardo quoted it, checked it and signed off on it.

What changes the cost of a roof in Fairfax Station

  • Size and shape. A big roof with hips, valleys and dormers takes more material and more labor than a simple gable roof of the same footprint.
  • Material. Architectural shingles cost least. Cedar shake and synthetic shake cost more.
  • Decking. Up to five sheets of replacement decking are included in our estimate. You see anything beyond that before we touch it, and past nine sheets the county permit applies.
  • HOA approval. If your committee has to approve a new material, plan on that review before the start date.

Fairfax Station roofing questions

Usually not. Fairfax County does not require a building permit to replace roof shingles. A permit is needed for roof repairs and once the decking being replaced reaches 256 square feet. If your job crosses that line, we pull the permit. You can confirm with Fairfax County Land Development Services at 703-222-0801.

Read your HOA's guidelines first. Pohick Station's, for example, needs no application for cedar shake or architectural shingles in dark earth tones, but does for any other material. Send us your guidelines and we will quote a roof and color that fit them.

New cedar, architectural shingles or a synthetic shake. Cedar keeps the original look but needs upkeep. Architectural shingles cost least. Brava synthetic shake looks like cedar and carries a 50-year limited warranty. We price the options side by side at your inspection.

Call or text (703) 677-1976. Most inspections are scheduled within 24 to 48 hours. We come straight up Route 123 from our base in Woodbridge.
